1. About Rented & Rated

Rented & Rated ("we", "us", "our") is a rental transparency platform operated as a sole trader business based in London, United Kingdom. Our website at rentedandrated.co.uk and rentedandrated.com allows tenants to share their experiences of renting from landlords and letting agents, and allows landlords to respond to reviews.

By accessing or using our platform, you agree to be bound by these Terms & Conditions. If you do not agree, please do not use our platform.

2. Who can use this platform

To use Rented & Rated you must:

• Be at least 18 years old
• Be a current or former tenant, landlord, or letting agent in the United Kingdom
• Provide accurate information when creating an account
• Have a valid email address

You are responsible for keeping your account credentials secure. You must not share your account with others or use another person's account.

3. Submitting reviews

When you submit a review on Rented & Rated, you confirm that:

• You personally rented the property you are reviewing, or you are the landlord responding to a review of your own property
• Everything you write is truthful and based on your own direct experience
• You are not submitting a review on behalf of someone else, or in exchange for payment or incentive
• You are not a competitor attempting to damage a landlord's or letting agent's reputation unfairly
• Your review does not contain personal information about third parties (such as addresses, phone numbers, or names of individuals other than the business being reviewed)

Reviews are subject to moderation before publication. We reserve the right to reject any review that does not meet our guidelines.

4. Accuracy and responsibility

You are solely responsible for the content you post on Rented & Rated. We do not verify the accuracy of reviews beyond our verification process, and we do not endorse any opinion expressed in a review.

Reviews represent the personal opinion of the reviewer at the time of their tenancy. Rented & Rated is not liable for any loss or damage arising from reliance on reviews published on this platform.

5. Defamation and legal compliance

You must not post content that is defamatory, fraudulent, or misleading. Under UK law, defamation includes making false statements of fact that damage a person's or business's reputation.

To protect yourself and us, your reviews should:

• Be based on facts you experienced directly, not rumour or hearsay
• Describe what happened rather than making personal attacks
• Be accurate — do not exaggerate or fabricate incidents
• Avoid making unsubstantiated claims about illegal activity

If a landlord or letting agent believes a review is defamatory, they may contact us using the report function or by emailing rentedandrated@gmail.com. We will review the complaint and may remove content at our discretion. We cooperate with legal processes where required.

6. Content we may remove

We reserve the right to remove, edit, or reject any content that:

• Is false, misleading, or fabricated
• Contains personal attacks, hate speech, or discriminatory language
• Includes personal information that could identify individuals
• Is posted by someone who did not actually rent the property
• Violates any applicable UK law
• Is posted with the intent to harm rather than inform

7. Rights of landlords and letting agents

Landlords and letting agents listed on Rented & Rated may:

• Claim their profile by verifying their identity
• Post a right-of-reply response to any review
• Report reviews they believe to be inaccurate or defamatory
• Request removal of content that contains personal information

Landlords may not request removal of reviews solely because they are negative, provided those reviews comply with our guidelines.

8. Move-In Protection Toolkit

The Move-In Protection Toolkit, including the AI-assisted photo scanner and room checklists, is provided for informational purposes only. It is not a substitute for legal advice or a professionally prepared inventory.

We make no warranty that move-in reports generated through our toolkit will be accepted as legal evidence in any dispute. You should always seek independent legal advice regarding tenancy disputes.

AI descriptions of photos are generated automatically and may not be fully accurate. Always review AI-generated content before relying on it.

9. Limitation of liability

To the maximum extent permitted by UK law, Rented & Rated shall not be liable for:

• Any loss or damage arising from your use of, or inability to use, this platform
• Any inaccuracy in reviews or other user-generated content
• Any decision made by a landlord, tenant, or third party based on content published on this platform
• Any interruption, suspension, or termination of the platform

Nothing in these terms limits our liability for fraud, personal injury caused by our negligence, or any other liability that cannot be excluded under UK law.

10. Account termination

We may suspend or terminate your account if you breach these terms. You may delete your account at any time by contacting us at rentedandrated@gmail.com. On deletion, your reviews will be anonymised rather than removed, as they form part of the public record of the platform.

11. Changes to these terms

We may update these terms from time to time. We will notify registered users of significant changes by email. Continued use of the platform after changes are posted constitutes your acceptance of the updated terms.
