These provisions passed into law when the Act received Royal Assent. They are not yet in force — a commencement date is needed.
Section 21 "no-fault" evictions abolished
Landlords will no longer be able to evict tenants without giving a legal reason. Must use Section 8 grounds instead.
Fixed-term tenancies replaced with rolling contracts
All tenancies become periodic from the start. No more being locked into a fixed term.
Rent increases limited to once per year
Landlords can only raise rent once every 12 months and must give 2 months' written notice.
Tenants can challenge rent increases at tribunal
You can refer a rent increase to a First-tier Tribunal. The tribunal cannot set rent higher than proposed.
Right to keep pets (with landlord permission)
Landlords cannot unreasonably refuse a pet request. They can require pet insurance.
Decent Homes Standard extended to private rentals
The standard previously only applying to social housing now extends to the private rented sector.
Private Rented Sector Database introduced
A new national database of landlords and properties. Landlords must register — tenants can check if their landlord is registered.
Awaab's Law extended to private rented sector
Landlords must investigate and fix damp and mould within strict timeframes (14 days for investigation, 7 days for urgent hazards).
⏳ Pending — awaiting commencement date
These are law but not yet in force. They will activate on the government's commencement date, expected in 2026.
Section 21 notices can no longer be served
Until commencement, landlords can still legally serve Section 21 notices. After commencement, this becomes impossible.
Existing fixed-term tenancies convert to rolling
Current fixed-term tenancies will automatically convert to periodic tenancies on the commencement date.
New Housing Ombudsman for private renters
A new ombudsman service for private tenants to escalate disputes — free to use for tenants.
Landlord database goes live
The PRS Database becomes publicly searchable — tenants can verify their landlord is registered.
